Advising as to the likely rental income
Advertising and marketing the property
Booking and carrying out viewings
Obtain references through a referencing agency checking employer and bank validation checks
Prepare a suitable tenancy agreement for the property
Carry out the Right to Rent checks in accordance with the Immigration Act 2014
A professionally prepared Inventory and Schedule of Condition carried out either in house or contracted out to an external Inventory Provider

Holding of the tenants deposit, registration and administration of its release

Arranging with service companies (principally electricity, gas and water) for meter readings and advising them of the transfer of service contracts to the Tenant at the beginning of each tenancy. This will be carried out in house or by a third part company.
Collect the rent monthly and paying over to the landlord monthly (normally sent within 15 days of cleared funds) less any fees or expenses due or incurred for the period. Payments will be made by BAC’s and a detailed rent statement will be provided to the Landlord.
Regular Inspections of the property are carried out 3 times a year. Responsibility for and management of empty property is not normally included, and will only be carried out by special arrangement.
Coordination of repair or maintenance including arranging for tradesmen to attend the property and obtaining estimates where necessary, supervising works and settling accounts from rents received
Making Payments on behalf of the landlord from rents received for costs in managing the property
Carrying out a full property inspection and inventory check at the end of tenancy and, if necessary, preparing and agreeing a schedule of costs relating to any damage or unfair wear and tear prior to releasing the deposit
Tenancy Renewals - carry out an annual review of rents charged. provide a new tenancy agreement or memorandum of agreement depending on what is required.
